The acquisition profiles of our SFO and those of other SFOs can be found in this rubric.

The DAHLKE Immobilien SFO is an association of the two entrepreneurial families DAHLKE and Theyssen. While the Theyssens have been active entrepreneurs since the nineteenth century, the DAHLKE family only entered this kind of business when they founded their property company in 1952 in Mülheim. Today, in the twenty-first century, we focus on our core competencies: property investment and management.

Our current SFO portfolio is very diversified. Our property portfolio includes several
shopping centres and retail parks as well as a large business park and a variety of multifamily homes. In addition, we have several development sites as well as a nursery still under construction in our portfolio. Our SFO profile is opportunistic and open to any asset class.

We handle our SFO purchases through DAHLKE Immobilien AG, which not only handles our SFO portfolio, but also the portfolios of several international investors purchasing property in Germany.

Volume: up to € 10 million per property

Regional restriction: max. 2,5 hour around Düsseldorf

Risk class: Value Add / Opportunistic

Minimum contract terms: -

Features: Even 100 % vacancy does not mean automatic exclusion

Asset classes: Retail, office and commercial properties, hotels

Volume: up to € 25 million per property

Regional restriction: Western Germany and metropolitan regions in Eastern Germany

Risk class: Core / Core+

Minimum contract terms: 7+, share deal possible

Features: Investment in development properties with corresponding pre-leasing rates

Other: 3 - 4* business hotels, from 80 rooms, in major cities (like Düsseldorf, Stuttgart, Frankfurt a.M.)

Asset classes: Retail and commercial real estate

Volume: up to € 5 million per property

Regional restriction: Western Germany and metropolitan regions in Eastern Germany

Risk class: Core / Core+

Minimum contract terms: 12+ years

Features: Investment in petrol stations and car washes

Asset classes: Retail properties

Volume: up to € 10 million per property

Regional restriction: Berlin and the adjoining area (app. 50 km around Berlin)

Risk class: Core / Core+

Minimum contract terms: 10+ years

Features: Investment in discounter, specialized markets and shopping centres
